Dubai Investments Park (DIP)
Dubai Investments Park (DIP) is a mixed-use complex situated near the Jebel Ali industrial area at the intersection of the Sheikh Mohammad Bin Zayed highway (E33) and the Jebel Ali Al Habab Road (D57).
The development is spread across an area of 2,300 hectares (5,683 acres) and consists of three major zones: an industrial complex for light and medium industries and hi-tech companies; a commercial complex for offices, showrooms and retail; and seven residential communities, five of which have been finished and the other two are in various stages of development.
There is a variety of residential options ranging from villas and townhouses to apartments and studios.
Green Community is a self-contained residential community set in natural greenery, far enough from the noise of the city but close enough to good roads. It offers a variety of apartments and villas in Green Community Villas, Lake Apartments, Terrace Apartments, Lakeside and Green Community West.
Ewan Residences is a well landscaped, up-market, gated community designed with a mix of Emirati, Arabic and Andalusian characteristics. It has its own recreation centre with play areas for children, swimming pools and a jogging track throughout the complex.
Ritaj has recently been completed and comprises low-rise buildings with studios and one-, two- and three-bedroom apartments for singles, couples and families. There are over 2,000 affordable housing units here with swimming pools, restaurants, shops, a supermarket and a mosque.
The Dunes Village is a modern, gated complex of 19 five-storey apartment buildings complete with a swimming pool, gym, Jacuzzi, landscaped gardens, mosque, shops, cafes, restaurants, clinic and pharmacy. There are 942 spacious studios, one- and two-bedroom apartments with balconies.
The Palisades is still being developed around a central park. The residences will be period-style architecture, and more than 35% of the entire area will be landscaped.
Still to come are two more developments, Crown City and Dubai Lagoon, each with about 50 apartment buildings and all the facilities that go with them.

Facilities and Amenities
The main attraction is that this is a place where you can live and work; ‘a city within a city’.
Each residential area has a community centre with its own leisure facilities, providing a choice of fitness clubs, swimming pools, spas and sports facilities. Outside there are also tennis and squash courts, and an amphitheatre for open air concerts, plays and other events.
Since more than ten per cent of land in each residential development has been set aside for conservation and greenery, there are plenty of landscaped parks and waterways.
There are four hotels here, and six more on the stocks in order to cope with the expected rise in demand leading up to the 2020 Dubai Expo, the site for which is right next door on the other side of the Al Habab Road.
Landmarks
Shopping Areas:
Souk Extra is the mall in Ewan Residence and has 18 shops including a Spinneys supermarket, a pharmacy, a dry cleaner, and a bureau de change. Shoppers have the choice of two shopping malls. The Market is a shopping centre in the Green Community with 86 retail units including a supermarket, coffee shops, restaurants, banks, gifts, a book shop, a hair salon, a pharmacy, and a medical clinic.
Schools Nearby:
There are five schools in Dubai Investments Park: Al Nibras Private School, Al Worood International Private Academy School, Greenfield Community School, The Children’s Garden kindergarten, and Dovecote Green Primary School.
Travel Guide
DIP can be easily accessed from both the Mohammad Bin Zayed Road and the E11 Sheikh Zayed Road, Dubai’s main thoroughfare.
The proximity of these highways means that travelling to other parts of Dubai is relatively easy. The journey time by road to Jebel Ali is 17 minutes, to Dubai Marina 20 minutes, to the Mall of the Emirates 23 minutes, to the Dubai Mall 26 minutes and to Dubai International Airport 38 minutes. Abu Dhabi is an hour and 10 minutes away.
Public Transport:
Two buses, the F46 and F48, stop at several places around Dubai Investments Park and connect to other parts of the city.
The nearest metro station is Energy, on the Red line, to which feeder buses from DIP run every ten minutes.
An extension to the Red Line linking Nakheel Harbour & Tower station to the Expo 2020 site will be completed by May 2020 and includes a new station at Dubai Investments Park and another at Green Community East, both on Sheikh Mohammed Bin Zayed Road.
So, in the not too distant future this district will be connected by rail to all parts of the metro system.
