 The Villa 


The Villa is a residential community designed in make-believe Spanish style on the edge of the desert in DubaiLand. It’s the sort of place that gets investors excited, and those who signed up early have seen sizeable gains now that the real estate market is returning to pre-crisis levels.

There are around 1,800 villas here, 540 of which have been constructed by the developer, while the remaining 1,260 plots are being developed individually by owners.

Residents began arriving here in 2010, and now The Villa is virtually complete with trees and shady green spaces.

The community includes luxurious 4, 5 and 6 bedroom Spanish-style courtyard villas, whose terraces offer views of the surrounding landscape, ie desert.

There are four community areas in The Villa situated around three large village circles.

Ponderosa is the most advanced offering ranch style living with private courtyards, stable buildings, central pools and fountains punctured by rocky outcrops and waterfalls. The retail centre in the village circle opened in 2015.

Hacienda also has a village circle and villas arranged around courtyards, between which are meandering water channels. The villas in Hacienda are almost all built, but its village circle isn’t populated yet.

The Aldea links the two village circles and comprises intimately planned town and courtyard housing with beautifully patterned streets, pathways, pools and fountains. The tennis academy is in this community.

The Centro is the focus of The Villa and is set slightly apart from the other three communities. Its shaded arcades fringe the cobbled square with its celebratory fountains in a pleasant mix of club house, cafes, restaurants, shops and community facilities. A GEMS school opened here in 2014.

Schools in nearby communities include a Jess Secondary School in Arabian Ranches, Repton Dubai and Bradenton Prep at Dubai Sports City, and Gems Wellington School in nearby Dubai Silicon Oasis.

 Facilities and Amenities 


The attraction of living at The Villa is opportunity to live in a spacious, well appointed villa that doesn’t cost the earth. The developer has managed to create an environment unlike any other in Dubai, with houses of (Spanish) character, many with courtyards and pools.

The landscaping includes shaded paths for walking or running, and although most community facilities are not yet on stream there is a tennis academy and a new GEMS school.

When The Villa is complete there will be a variety of shops, restaurants, social clubs and several mosques. So far there is a Spinneys store in Ponderosa and a pharmacy in Hacienda. Other retailing may be found at Motor City and Silicon Oasis, and a Le Marche Centre at Arabian Ranches. There is a Medicentre in the Dubailand Residence Complex next door to The Villa, and a mosque in Ponderosa.

 Travel Guide 


There’s no doubt that The Villa is a long way from the coast, and in common with many developments in Dubai it is a car journey anywhere. But that said its proximity to the Emirates Road (E611) and Al Ain Road (E66) mean that driving anywhere is relatively speedy. It’s 24 minutes to Downtown Dubai and the Dubai Mall, 27 to the International Airport, half an hour to Dubai Marina or the Mall of the Emirates, and 1 hour 35 to Abu Dhabi.
